Exchanging this week but riots near flat!

    I do feel for the vendor but this site is about money saving. Walk away and if you must buy, revise your offer substantially. You will be taking a huge risk, might as well get some compensation before hand.

    Thanks all for comments. I'm not going to reveal the exact location of the flat as pretty sure my agent views these boards but it's one of enfield, clapham, ealing, fulham - not exactly areas which have been a hotbed of violence in the past. Would anyone not buy in these areas as a result of the riots?

    Having slept on it we are going to visit the area later this week (give it a couple of days to be sure it has calmed down). As it's a flat buildings insurance is already in place via service charge.

    JingleJangle - very sensible points. A couple of shops have had windows smashed and burnt but by and large the area still retains its charm. My take out from the news is that it's been opportunistic thugs traveling from area to area.
  • It wouldn't make any difference to me. There was trouble in both less expensive areas and "nicer" places (like Primrose Hill, St Johns Wood, Muswell Hill) showing that this can happen anywhere if morons decide to riot.
  • I live in London in an area that was affected by the riots and it's business as usual here. Please don't let the incidents that occured affect your purchase in any way. The only reminder are the boarded up windows which will be replaced soon enough. London is more ready than ever to deal with 'rioting' again and that can't be said for areas the mobs didn't reach.

    OK you could argue it'll go up all over the country as insurance companies are nationwide but in some areas it's going to be more.


    I'd also go and have a good walk round the area.

    And if you don't feel you can at the moment then maybe it's not just me being a bit paranoid?

    Naive would be ignoring it and going ahead without taking some time and thought. It isn't buying an ipod you know.

    I was out today, yesterday no problem. I look out of my window now and see a happy young family trundling off to the park - all is fine - really! So where are you? I take it you live in an area where there have been 'riots' and when leaving your home you have felt paranoid. Maybe we should specify areas here so the OP gets a better idea.

    Yes, insurance may go up - this is a consideration they must make but it shouldn't ultimately deter them from proceeding.

Its not fair I want one, Im now going to stamp my feet & burn a few people out of their houses & loot a few footlockers while Im at it. Your excuse for the violence is ridiculous.

    To the OP, I would probably delay exchange until things have settled down & to make sure that there is no damage to the property.

    If it's an area like Ealing then it wouldn't bother me at all. What happened in Ealing could have happened in any of the fairly prosperous areas of London. Ealing was just unlucky.

    It might actually be an advantage buying in Ealing because the police will be taking special precautions because of what happened. I would be more worried about buying somewhere like Barnet which is equivalent to Ealing but won't be protected.

    If you will be living above the main street of shops, then perhaps I would think twice, but if not, then I wouldn't be worried at all.
