Bedroom configuration options?

O.k, so we've had the architect out tonight to discuss the room configurations. We currently have a 3 bedroom house with 2 extremely large bedrooms and one box room.
Ideally we wanted 4 bedrooms (this is our forever home) and hoped we could fit 2 bedrooms in the loft. But this isn't going to be as planned. We also really want an ensuite as this is something we've always wanted.
To sum us up we have no kids yet but really want a family and so want to plan for 2 kids rooms. We'd ideally like them to have equalish size rooms (we both had the box rooms as kids while our siblings had big rooms) and we'd love a guest room (we currently have friends who stay over regularily, and we'd like this to continue over the years).
We now appear to have a few options:
1. Put 2 smaller bedrooms in the loft, have 2 large bedrooms downstairs and turn the box room into the en-suite.
Cons: The 2 bedrooms in the loft won't be much bigger than good size singles.
2. Put the master suite in the loft leaving 2 large bedrooms and 1 box downstairs.
Cons: Hubby hates sloped ceilings. His sister has then in their guest room and he's always banging his head. So he really really doesn't want to be the one up there. Lol (although he's very happy for kids to go up there).
3. Turn upstairs into a large bedroom, and turn box room into the en-suite.
Cons: We only have 3 bedrooms, but they are all huge.
To be honest we love our bedroom at the front of the house and would LOVE to turn the box room into our en-suite.
But it's then the main dilemia of 1 or 2 bedrooms in the loft.
To those of you with kids, would 2 good size singles be bad for them growing up? I had a cupboard growing up and I found it ok, but hated that I couldnt hang with friends, or watch tv easily, or even do my homework as there was no room!
What do you think?

Everything is about compromises. From looking at your options I would have thought 2 good sized singles in the loft would be ideal. If they are of a similar size, then there will be no arguing about who has the biggest room. Also, as much as kids would like them, they can always have the room they want ie a double. You may be able to increase the sapce utilization in the loft room siwth the use of built in cupboard etc so that there is more floor space.
Also, being in the loft, their noise is out of the way of your living space which is important when they start listening to grunge and drum & bass at levels that would make normal peoples ears bleed.
A second bathroom is almost mandatory now when you go to a 4th bedroom, so this option would also give you that. This would be the most saleable too, I think. I appreciate that you say this will be your forever home, but do you really know that that will be the case? None of us knows what is round the corner and you or your spouse may receive a job offer that you can't turn down in another city which will require relocation.
Hope this helps.Eat vegetables and fear no creditors, rather than eat duck and hide.0 -
Thanks phill. I do like the idea of 2 good size singles too, but was worried it would be too small / could reduce the re-sale value (hubby is concerned people will think 2 huge beds and 2 small beds?). I also like the idea of having the kids in the loft as my SIL has this and it's nice that once the kids are in bed there are 2 floors between them / the adults (meaning they can have people over in the evenings without worrying so much about noise).
2 bathrooms is a must for us, mainly because I want my nice en-suite shower room. Lol.
People tell us that the guest room isnt a priority, but after being able to stay with friends so often we'd really really like one! We have friends who travel to Plymouth about twice a month, but always stay in hotels as we've never had the room. We love playing host and would now love to have them stay with us. This will continue for many years and it would be nice to have them here with us

There is a saying : Houses are for nesting, not investing. Your house is your home and needs to reflects your needs for you and your family and your decisions shouldn't be based solely on reale values.
I am sure if you did a straw poll on here of 3 doubles versus 2 doubles and 2 good sized singles, I would wager a bet that most would come down in favour of the latter.Eat vegetables and fear no creditors, rather than eat duck and hide.0
