    I mention lots of websites google which I find, but I am currently selling with an online estate agent and I am interested as to why more people don't. i read hundreds of posts which moan at agents. ARe you an EA?

    Well, my one and only experience with selling was with an online agent. I went to the traditional ones in the beginning but after talking to them, I really couldn't figure out what exactly they did for their money that I couldn't. Let's face it, if I'm moving some 20 to 50 miles away, it's more than a little inconvenient to trudge round EAs peering into windows. It's much better and more efficient to look online. As far as I can tell, traditional EAs just put your house on their website and on rightmove and for that, they pocket between 1 and 3% of the selling price. Alternatively, I can het an online agent to take the pictures, post them on rightmove and conduct the viewings myself for a minute fraction of what a traditional EA charges. Coupled with the fact that I detest spending a single penny more than necessary, I really can't see the traditional EAs being able to compete with online agents in the long run.

  • People know the protocol for dealing with your normal EA's so I don't see them disappearing anytime soon.

    Saving is when you pay less for the same product; but the situation you're talking about here, you're merely buying a different product at a different price.

    I have just sold a property with an online agent which cost me £510 in total in fees (inc VAT)

    Local agents wanted 1.45% which is over £3K (inc VAT)

    So I have £2490 left in the bank, which I wouldn't have had, had I used a local agent and paid the 1.45% + VAT

    That is my logic.

    and what is a local agent could have got you an extra £5k on the sale price, you've actually lost £2,500.
