Architect fees for 40m2 extension

Hi everyone,
Please could you give me an idea of what you would expect to pay an architect for drawing plans (including detailed spec), submitting for planning and building regs and tendering to builders for a 40m2 home extension (very simple living room and garage downstairs, shower room and bedroom upstairs)?
Also would you expect this to include planning and building regs fees or would you expect to pay this on top?

depends if you really mean a chartered architect or just a designer/techinican?
althought percentage fees were supposedly abolished it still gives a rough indication of what the costs might be - for a very simple building between 25k and 50k construction costs the architects fees should be somewhere around 7.5% to 8% (for a rough estimate of 40m2 @ 1k per m2) you're looking at around 3k for a full service, however in reality at the moment you should be getting it for a lot less (depending on the complexity of the design)
for something simple an architectural designer (usually a part qualified architect) or an architectural technician - should have the skills and knowledge to give you a decent building for a good price, have a look at your local council website for planning applications and see who is doing work in your area (if you find someone that is doing a fair bit, look for some older projects you could maybe drive past to have a nosey at!!)

simple extension plans cost about 650/1500 quid to be drawn up, around these parts.
any other local council fees etc... will be extra.Get some gorm.0
