Good guidance here..

Damage should be paid for, yes, but adjusted for fair-wear-'n-tear. EG Carpet with huge burn, needs replacing. Carpet new at start of tenancy. Tenants in for 4 years. Agreed life of carpet 5 years. Landlord only entitled to 1/5th of replacement cost of SAME quality carpet.
? Been there 7 years?? I'd be very surprised if you were charged anything (unless, say, you'd destroyed the central heating system..).
Cheers!0 -

If there's damage, I'm pretty sure that the agent will at least try to deduct something. Nothing to lose by trying, right?0 -
Thanks for all the advice and replies everyone.
As I thought , as nothing is damaged then anything they throw at me can be bounced back to them with the "fair wear and tear" argument.
As it was a family home , two adults one child then all of the agreed lifetime figures for painting , carpets etc .... has been exceeded !
WIll let you know what they come back with.....
Thanks0 -

Agree completly, if a landlord did not scale wear and tear then they should not be in the letting business. I am a tradesman and I dont expect to get the same for my second hand tools 7 years after using them, this cost has to be incorporated into my overheads.0 -
As a LL i would not expect any deductions from this tenancy deposit if there is no damage.
just as an aside ""obvioulsy after 6 years there would be slight staining on the grout !)"
this discoloration is probably human fat from you whenever you showered... it builds up - good news - it almost certainly will come off....
I found a fab product called W5 limescale remover - but it seems to clean absolutely anything £2 fron Lidl - so very cheap too0
