Buying a House - what to offer & greenbelt land

Hi Guys

I hope one of you can help me here

We went to view a property on Friday which we like. it is currently on at £270K. We saw this property a few weeks ago and before we could arrange a 2nd viewing it had been sold. However it has come back on the market.

We really like it but reluctant to go over the £250K mark as we would be hit by stamp duty. There have not been many sales in the same street - in fact nobody seems to move out of the street !!! The last sale was in 2005 so had to compare with todays market

Any guidance on what to do? and what to offer?

Also the owner mentions that the fields that back onto the property is owned by a local farmer and is greenbelt land. How do I find out if this is true or not? Also can the land be sold to a developer for houses or other purposes?

    go to our local council offices and look up the Local Plan and see what the field is designated - i dont know if its on the council website - worth a try

    I would go in at £250 to show them that you were serious but didn't want to go over the SD threshold. I'm sure that their agent would have told them to expect this.

    Your local council will be able to tell you if it is green belt land. If it's privately owned, then it can be sold to anyone, but it is unlikely to get planning consent if it is green belt.

    Also be aware why it has come back on the market having been sold presumably subject to contract/survey had the previous buyers had a survey done that has come back showing there are issues with the house that might mean it needs more money spending on it - ask the estate agent

    We have greenbelt land behind our house but it's also designated as future housing land. As others said, see if you can find the local plan/development framework from the local authority

    Greenbelt can be changed, so even if its designated greenbelt now, you cant assume it will be forever.

    Yep understand that - especially after Lord Prescott put his oar in a few years ago !!!

    I think my £250K is being rejected !! :(

    Offer of £250K was finally rejected

    He is looking for something around the asking price but has mentioned that he would pay some or all of the stamp duty if the right offer came in.

    Any advice?

    In which case go in at what you are prepared to offer and make sure he pays all the stamp duty

    BUT as per other posters see if you can understand why the other sale fell through first.

    The other sale fell through due to the chain being broken and the other buyer's house sale fell through - nothing wrong with the house
