Rented accomodation Blocked waste pipe

Who is liable for the costs of clearning a blocked pipe in the kitchen sink, I've checked as far as i can (Checked U bend etc) and the blockage is definately in the pipe between the sink and the drain (I.e. internal).

Looking at the landlord and tenant act 1985, I belive the landlord is responsible under section 11 is this right?

  • Whilst this is not the answer you are looking for, try getting some soda crystals and put these down the sink. Particularly effective if it is blocked by fat deposits.

    I had some heavy duty sink unblocking stuff down there all night and it's not shifted it.

    I'm almost sure I'm right but need some confirmation as the landlord is assuming because it's inside I'm liable

    I have just noticed that there is a section in our Assured Shorthold Tenancy Agreement that states we "are not to cause any blockage to the drains, pipes, sinks or baths"

    Where does this leave me? I've been here over 2 years and never had the landlord do ANY works before on it.

    By the way it is possible that we have caused this but I've no idea how, usually very good at not letting foodstuffs go down there

    well after further investigation it looks like it's our responsibility to check the pipes, should it be a drain problem then the landlord will sort it out.
  • Caustic soda will shift it, it's very important that you follow the directions on the pack.

    It will be your responsibility unless the blockage has been caused by the pipes collapsing or similar.

    If it's food/fat/hair etc in the drain, it's down to you.
