  • i would insist that they show no one else around once you have paid for the survey as this shows you are financially committed.

We made it a condition of our offer that all further viewings were cancelled immediately and the property marked as Sold STC including on websites/Rightmove. The vendor accepted, but they didn't have to (in which case our offer would not have stood - we were very cautious about reducing our gazumpage-risk as it was a very well priced house!) It's difficult to put on conditions after the offer has been accepted though, so you're relying on the vendor being accommodating.

    I agree that asking for no further viewings after you have booked and paid for your survey is reasonable at this stage (you can book and pay for a survey immediately over the phone so there's no reason to delay this).

    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    Same as has been mentioned above really. We're selling a property and had a offer at the lowest we would accept, we made acceptance a condition that it stayed on the market until the survey had been done, but we also said we would accept any new viewings either.

    They had they survey done and backed out, not because of any problems with the survey, but because of the 'cover my back' stuff the surveyor put in.

    TBH, we would do this again on any offer near our lowest point.

    I suppose we understand that they may be wary in case we drop out but we're worried now about spending out and then loosing it. We've decided to arrange our own homebuyers survey for Monday and just take the standard valuation option from the mortgage lender. That way it will be done quickly and off the market asap.
