    You don't need permission to allow a friend to stay over. Subletting might be against the terms and conditions of the tenancy but all the landlord can do is simply give 2 months notice to you.

    There would be no way at all that I would allow my girlfriend to be added to my tenancy. It's my house, my tenancy and if she were added then she has the right to terminate the tenancy with or without my agreement.

    Wrong. L can seek a fee for renewal. It's not something governed by the 'old' Letting Agreement, after all.
