    Whilst there are procedures for tenants to withold rent in order ot make repairs not undertaken by the LL, your friend probably has not gone throught these properly, but a good legal rep could argue a good case for you.

    The charges are being levied by the Manager of the Letting Agency who is refusing to speak to me on the basis that this is a legal matter. If he had any interest in sorting this issue out (he doesn't even know if I'm willing to just pay up) he would talk to me.

    Unfortunately we're in West Yorks but appreciate the offers and your replies. You've really helped.

    Will do. Sounds like a plan. The Agents are based in Leicester so Northampton is much easier for them than West Yorks so will definitely be requesting a local hearing.

    thank you . He cannot simply "whisk" charges out of the air. They have to have been shown to the tenant in advance of them signing an agreement for them to be legal. Do let us know what advice your friend is given, as not all solicitors are au fait with LL&T legislation. I have several contacts in west yorks... so maybe able to offer an alternative source of advice.

    We've been through what we have of the AST and here is no mention of the £45 so hopefully there will be no mention of it elsewhere on the missing pages. We're based in Wakefield so if you could point us towards someone it would be very helpful indeed. Thank you very much.
