Can a landlord go in to the property when we are out?

You have an ongoing repair issue at your home.
They have agreed to come on Wednesday- stop being so precious and be there, or phone a friend.
The clause in the tenancy allowing access is to do these sorts of repairs and inspections. If they are there to rustle through your papers or drawers, then deny them access, and let them prove to a court that they are fit and proper landlords or agents exercising the right legitimately.
And don't waste £15 for an alarm spend £15 on a web cam for you laptop/pc , one with a movement sensor and leave it running.Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

There are some appointments that are almost impossible to cancel.
If you had a health related appointment which if you cancel means another three month wait what would you do?0 -

A: Call them and explain
B: Phone a friend to house sit
C: Accept that it sucks and lock your valuables/personal awayAsk the consultant to bump you to the end of the clinic list for that day.

The landlord has just been out, and that was a waste of time, she isn't even going to do anything.0
