There again, with the LL in Australia, even if the claim succeeded would the money be forthcoming...?
Done soon after the start of the tenancy, I am sure ther would be enough rent to cover it ...

I mentioned that it was the law and she got a bit shirty with me! Seemed to be offended that I wouldn't trust her. Having only just met her, I had a funny feeling when I thought about handing over the 1000 pound deposit.

It's her reaction that would bother me most. If she'd said "Oh really? Gosh I didn't know, I've had the same tenant for 10 years and it wasn't around then. Of course I'll protect your deposit in that case, sorry", I'd maybe have given her the benefit of the doubt.

You really don't want a landlord who gets shirty when you point out her legal obligations...

Yes, having slept on it I am very relieved I walked away. She was definitely aware of the law but is determined not to comply.

I really wouldn't want to start chasing her through the courts, even if I were likely to win.

Fingers crossed I will find something soon, looking for rentals is so stressful!

That will be a long way off unfortunately - I live in Cambridge and house prices are high! Consequently, the rental market for flats is very competitive.
