Local Council Building Inspections

We have 2 old 8x6 wooden sheds in our garden that will need replacing in the couple of years, they are standing 50ft away from the house in a corner but they are situated right up against the fence bordering our neighbours property. Obviously it makes economic sense to replace them with a brick built store, but that wold make it a permanent structure. I enquired to the local council whether or not planning permission would be required where I wanted it built and they said as long as it met certain criteria....it wasn't over 2.5 metres in height and the intenal floor space was no bigger than 15 square metres, no planning permission would be required and I have a letter from them confirming this.
However they stated building regulations would still apply.

1. At what different stages does our builder have to have the work inspected by the building inspector? (footings, roof etc)

2. Is there any cost incolved in getting thse inspections done?

3. Does the council issue a completion certificate on at the end of the build?

    I would have thought that sheds, assuming they have a timber floor, are classed as temporary structures and fall outside Building Regulations, hence no Inspection would be necessary.

    Don't think you have read the post properly. The OP is on about a stone built structure.

    BR will come at foundations, one other time at this discretion and then at final completion. Yes there is s charge, but it is on a sliding scale.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    What I would be asking is do they actually need inspecting?

    They are non habitable outbuildings and not likely to be requiring much in the way of regulations for building.

    they are concerned with public safety. they dont want the walls or anything else falling down on someones head.

    they will visit at foundation level, before any concrete is poured.
    then at 1st floor level. then at final inspection. plus any visits, that you or they may require.
    you only pay one fee. about 400/600 quid. that includes all visits.
    Get some gorm.
