Court Date Due - No Evidence From Landlord

Hi,

We've got our small claims court hearing in just under 2 weeks and we've sent every document, photo and anything relevant to the court and to the landlord as the court detailed that these had to be delivered 14 days prior to the hearing date, otherwise they may not be admissible.

The thing is that neither the court nor us has received anything from the landlord. Does this mean they cannot use any photos that they may have taken or rely on any documents apart from the ones we've submitted?

As part of our documentation we've included the AST, the inventory as well as all correspondance sent and received.

    It will be up to the discretion of the Judge on the day if the LL does provide any evidence, whether it can be relied upon. However you would have to make sure that if that was the case, you make strong representations to the Judge that the evidence would unfairly undermine your case and that the LL is in breach of the Court Directions.

    I got taken to small claims court and we methodically got all our evidence together took copies sent it special delivery to the court and the other party, got nothing from them until the day before and they won!
    Hell yeah!!
