Also, rather ominously, it's described as a 'two bed house with an additional room in the loft', which on the floorplan is only called 'Room in loft' suggesting it somehow doesn't meet legal requirements to be a bedroom, despite having two beds in it. Ceilings too low, perhaps, from the photo?

I can't imagine why anyone would want to invest in this?
Maybe I'm misunderstanding this but 47k over 5 years works out at over 9k per year...and if you only receive 10% of the net returns then the hotel would need to make 90k per year on that one room alone for you to even break even.0 -

- The photo of the en suite bathroom seems to be missing (errr....I presume there is an en suite....)
- No idea given of the booking levels or how much they charge for the room
- No idea given of what Ilfracombe is like
- No idea given of what the rest of the hotel is like
....and so on.....and so on.....
If the owners are that unrealistic all round then I somehow think that hotel won't be in business much longer anyway.....
EDIT; See what you mean Dave. Just done a quick scan of Rightmove for Ilfracombe and it's certainly got a high proportion of its housing in multi-bedroomed houses (some converted into flats/some not). I contemplated a different location to the one I actually moved to - and that's exactly what put me off choosing it - as I could see who else might choose it (eg London councils "shipping out" people to cheaper locations)....0 -
