A developer would need to factor-in the farmer with the ransom strip and the perversity of neighbours.
As a garden, it's a terrible shape and the soil isn't anything to get excited about either. I suppose 2/3 of it might make an excellent free source of wood in 10 years or so, if planted up now. That's what I'd do with it.0 -
