Quick question on buildings insurance before exchange/completion

For those who have bought a house - did your solicitor or mortgage company actually have to see evidence of your buildings insurance before you could exchange and complete, or did they just ask you to confirm that you had it and with whom?

We have just bought it online from a major firm, but frustratingly, no documents or even confirmation was emailed to us - we were told (after buying it) we have to wait for the documents to come in the post, which may take up to 5 working days. Exchange is due for Tuesday with completion Friday!

Will obviously call solicitor in the morning but in the meantime, any help would be gratefully received!

We exchanged on Monday and solicitors asked to see and then keep a copy of our buildings insurance. I too bought online but did a screen print of the confirmation screen and that was sufficient for the solicitors.

    I think it depends - I wasn't asked to provide a copy.

My mortgage provider wanted to see certificate of insurance before release of funds.

We did had to provide proof.
Give them a ring they can fax stuff over to you.
  • Thanks everyone - that's really helpful. I've emailed the screenshot to the solicitor and explained the situation, and will call the insurer in the morning to see if they can fax the documents to me.
  • Snap. Same thing happened to me. Did you use more than? Bunch of muppets. I mean seriously, 24 hours before it shows anywhere on their system. And prior to that you get nothing to confirm what you have bought. Ridiculous. And yes, had to show proof of insurance before exchange.
  • Thanks Procrastinator, glad it's not just me! It was actually Sainsbury's Finance - only went with them because they were significantly cheaper than anyone else. Probably because they are muppets. It just didn't occur to me to check as every other insurance policy I've ever bought online has sent at least a confirmation instantly.

Snap again. Every org insurance I have ever bought I have had an email 30 secs. But they were helpful in faxing it as soon as they could see it in their system, so it was only about 18 hours I ended up waiting.

    Good luck with everything!
