Problem with the title transfer document

I am buying a property for which a freehold has recently been bought, and have copies of the old leasehold, the new freehold and the TP1 transfer document. The problem is that the TP1 has a couple of mistakes - between others the management company name is wrong, and also some referenced communal areas shown on the plan are not coloured as in the text. The freehold title is fine and will be merged with the leasehold at some point, but if the transfer document stays as in its current state, the real management company will not have obligations towards us and I won’t have an access to the communal areas (legally, that is).

So that is why my solicitor is advising me not to proceed with the exchange until this is sorted out - and since the party responsible for the title transfer is not responding to our enquiries (both ours and vendor’s) this could take too long for my circumstances. I would appreciate if anyone could advise us on how we should proceed? Is there is any point in trying to convince my solicitor to move forward and I can maybe try to sort out this problem after the purchase?

Thanks,

N

A little bump in a form of a rephrased question:

Since both sides (my solicitor and vendor's) deny ability to do anything about it, and the solicitor who dealt with the freehold transfer is not responsive - I am wondering is there anything I can do about it?

I meant something along the lines of contacting someone in the Land Registry and trying to check if the transfer form has been corrected subsequently - and my guess is that it must have been since the resulting freehold title is entirely valid. If that is the case is there a way to obtain the corrected transfer document from the Land Registry?

Sorry for bumping this, but I am finding no joy in being homeless (which I am, at the moment) and decided it's time for desperate measures.
