How to choose an estate agent?

I have had more than enough of estate agents lately. I am currently selling a flat that is over 100 miles from where I live. I have given the EA notice as they are totally useless.
This EA has a large office and lots of staff, they take several days to answer an email and can never answer a question over the phone because the right person s never in the office and that person seldom returns phone call.
Now I have a house to sell close to where I live, my criterea are now:
Small independent agency
Do the viewings myself
Decide the selling price myself not the agents decision
What would your criterea be?

I would want an agent that is going to get me the best price for my home, deal with the type of buyers that are going to buy my home, be honest and offer a great service from start to finish. If an agent can tick those boxes i would be happy.0

i wouldn't want to pay my agent more than 1.5%. I fail to see what work they actually do.saving up another deposit as we've lost all our equity.

I am still amazed that this is a money saving site, and you want to pay an agent 1.5% yet you can use an online estate agent for less than £500.
If you look on the Internet for property to buy, why not look to the Internet to sell?

Bit unfair to suggest they do nothing as you are aluding to.
I'm an accountant and I can tell you I do hardly any work and I get paid a ridiculous salary. :rotfl:"I'm not from around here, I have my own customs"

Because most Estate Agents are as incompetent, unprofessional and damn right f******g useless as each other, I think you're stuck between a rock and a hard place.
