I think i used my employer the first time. If i were you i'd talk to the agent - ask them what first timers usually do.saving up another deposit as we've lost all our equity.

This is for the landlord to decide if he wants to get references and what kind of reference.
Just explain your situation to the landlord/agent when you find a property you like, they tell you what references they are prepared to accept.0 -

The first time I rented my mum acted as guarantor, negating the need for a reference, so it may be possible to ask about this.0

Wouldn't it be possible to get your friend as a reference?0

You may need more than one reference anyway. Depends on which vetting route your LL/LA uses. References are usually employers or previous LLs, but could also be a school/college tutor or someone else who knows you in an official position. It is up to you LL/LA to tell you who they will accept and they will approach this person for a reference. Wait and see what happens and discuss it when you actually view somewhere as some may accept one person, whilst others wouldn't.0
