stop !!!! - structural survey

Hi - I had a survey on the house and have ended up buying it.

There was no mention of the stop !!!! on the survey. Turns out, (got builder round as need to replace shower) that there is no stop !!!! inside and that there's only one outside the property htat stricly speaking belongs to the Water company.

Surely the surveyor should've mentioned this on the report? Is that correct and if so, waht can i do about it?

    I would either use the one outside, I can't imagine the Water Compancy would know or particularly care if you used it. Or I would get one fitted inside the house and move on with my life.

    Use the one outside until you get it fixed.

    Ours was corroded open when we arrived - we used the outside one (which is on the drive) until we got the plumbing issues sorted and I bought a new one from a DIY store.

    Not sure what you would expect the surveyor to do about it. On our survey it was marked that he couldn't find it - it was under the kitchen units, so sometimes they are in places you wouldn't think to look/can't reach without pulling out units. In my parents house, it is under the bath; so maybe your builder couldn't find it either.

    Assuming you aren't actually concerned about keeping time once you move in? If so, buy a watch?

    Seriously though, you have 2 choices
    1) sue the surveyor for negligence - Definately worth it. Will only take 9 months, won't be in the least bit stressfull or time-consuming, and you have at least a 25% chance of success.

    2) walk away from the purchase. There are 100s of properties out there to choose from that do have stop ...er... clocks?

    Oh - or put this out of your mind and get on with your life.

    How can you be sure there's not one inside?

    The stopcock in my old house was in the lounge, just behind the front door, under a quarter-sized floorboard (under the carpet) that had to be lifted out. Even then, it must have been a foot down and you'd never have seen it if you didn't know it was there!

  • I was seriously puzzeled before I figure out you meant Stop !!!!. You can buy a key to turn the ones in the street (long metal thing) from DIY shops or have one fitted inside your house. My parents have made do with the street one for years.

    Ours is just outside the front door and doesn't need any kind of key. No idea who owns it but it works just fine (as we found out when our boiler deposited its contents over the kitchen floor about a month after we moved in!!)

    Personally this is not an issue that would bother me at all.

    As others have said this really is not a problem. It just means the surveyor couldn't find it like you can't. There may well be one somewhere. If not the cost of a plumber to turn the water off at the road and fit one will not be very much. Ask your friends for a recommendation of a reliable plumber. For an experienced DIYer it is a relatively quick job so a plumber will fix it in no time.
