Letting Agents and "Let Agreed"

I went to view a lovely house to rent last week. It was perfect and I really would like to live there. The landlord, who lives next door, would like to meet potential tenants and then decide who he would like to live there. I received a call last Friday from the letting agent to say the landlord would like to meet us and they were just waiting for the landlord to email some times.
Anyway, I looked on Rightmove today and it says the house is Let Agreed. I was told by the letting agent that there was lots of interest in the house, but the landlord only wanted to meet us and another potential tenant.
What I'm wondering is do letting agents put Let Agreed to deter further interest, or has the house really been let? I rang the letting agent and left a message, but as of yet, I have heard nothing, probably won't be til tomorrow.
I'll be really gutted if they have let the house without giving us a chance to meet and talk with the landlord

If the landlord only wants to meet you and another potential tenant before they decide I would not read anything into the "let agreed" other than that the landlord isn't interested in meeting any other potential tenants. I hope that you pass muster and are offered the property. Also, that having a landlord living next door proves a positive rather than a negative0

It sounds like the LL has decided he has enough interest in the property, from potentially suitable tenants, to want to stop marketing.
He now just has decide from his shortlist which one of you to let to.0 -

This is BAD! The landlord lives next door, god forbid you take a sh*t loud enough for him to hear! You won't be able to breathe without the landlord being on your back day and night..
Seriously you would be happy living next door to your landlord knowing he/she would know when you're in when you're out etc etc etc. And he or she would DEFINITELY have a spare key for your house so could nip round whenever they chose knowing you were out! Did you think of that??
The only way round that would be to change the locks.. Which sounds like you won't need to do as they've probably not chosen you.. They've probably chosen someone they can wrap around their little finger and get them to do what they say when they say it!0 -

Or perhaps it's a real benefit.
Washing machine (or whatever) broken down? A quick knock next door and he's on the case. No hard-to-contact absentee LL (sometimes even agents can't contact LLs to get authority to spend money on repairs...).
Opportunity to forge a relationship over time, then when one month you have a rent problem, it's easily negotiated through open communication. No nasty letters, threats of eviction.
A LL on hand is likely to be one who cares about his property.
The truth, of course, is probobly somewhere between these two extremes!0 -

I heard back from the letting agent and the landlord had decided to let it to a member of the family. I'm gutted as the house was perfect.
