selling house with out an ED

Hi I am looking for some advice. I know someone who wants to buy my house we have agreed to sell without a ED.
She has a mortage in the house she shares with her friend. So one of them is buying the other out and buying mine.
What is the process of this? I just want to check we are doing everything right.

Is the buyer willing to buy despite this or has she asked you to put in a door before Exchange of Contracts?0 -

Instruct a solicitor and get her mortgage provider to send her mortgage offer. No EA needed for that.0

It is customary when using abbreviations to bracket the full phrase the first time when used and then to use the abbreviation thereafter.
That way, others know what you`re talking about.
Of course, using the correct letters in the first place might also help.
ie: Is it possible to buy a house without using an EA (estate agent) or do I need to employ one?
I don`t trust EA and regard them as vultures.
EA are just about the most despised people in the country, etc., etc.

On the other hand if the OP (OD?) wants to follow the 'traditonal' process he could instruct an estate agent (sole selling rights to keep the commission to a minimum), and then send the buyer to the EA. EA sends buyer to view property (again?), and then OP instructs solicitor.
Oh, and pays EA.
