Bug home - extension without history?

Hi All,
I've looked through a few similar threads but thought I'd post my particular situation.
Buying a detached house which the current owner has owned for 20 years. At some stage the property has been extended but the vendor has advised this was done before they owned it.
Obviously our concern is what if at some stage we want to extend or alter stuff and the council claim the extension is illegal etc. Is there a cut off period?
It's a major extension and given the property it's unlikely it was done without consent. But 'unlikely' and whatever my gut feeling is doesn't pay the bills.
How should we proceed from here? I'm also concerned that asking the local council may stir up more issues.

What has your solicitor suggested? Have they mentioned an indemnity policy?0

Haven't asked them yet. Wanted some advice from others in my situation before I did, just so I'd be more filled in.0

Get some confirmation from the sellers of when the extension was done. If it was more than 4 years ago then you will have no problems where planning permission is concerned.
I can't say the same for Building Regs - but they are highly unlikely to enforce against an old extension.
If it is more than 4 years ago do not bother with an indemnity policy to indemnify against enforcement by Planning - it is a waste of money and time, after 4 years the extension will be unenforceable.
Get some good evidence though - written affidavits, dated photo's etc from the seller - anything that shows the extension has been there for more than 4 years.0 -
I'd be more concerned about the bugs. What kind are they? Do they bite? Are they upstairs or only downstairs?
