Home buyers report

can anyone assist with the minefiled that is the home buyers report - seems to be a massive estate agents rip off.

i've been informed (and by people on this forum too) that the HBR is 'not worth the paper its written on'

personally, when i bought my current home the HR wasn't taken into account and i had to instruct a new survey - the difference between the 2 surveys was £10000 btw!!! (HBR being higher)

anyway, looking to put house on the market now and need said HBR, so why should i pay £4-500 (estate agents figures) when i can get one of the net for around 100.

are there certain ones that are accredited or something? i mean what buyer would know - seems i certainly didnt?

all in ll if i got the cheap one and the buyers mortgage company wouldnt acept it, i'd still be loads cheaper getting a survey done for them?

seems crazy to me - HELP !!!!:(

    Why is it an 'Estate Agents Rip Off' ?

    It's the law. No-one can market their property in Scotland without a Home Report (NOT a Homebuyers Report). The Govt says so, not the Estate Agents.

    Are you talking about a Home Report in Scotland?

    A Homebuyer's Report is an intermediate survey carried out by a chartered surveyor, normally for the purchaser of a property to provide information which is additional to the mortgage report and valuation carried out for a lender.

    If you only got one survey done. What if you got the cheap HR, you received an offer, paid for another valuation for the buyer, and they couldn't proceed? Then someone else makes you an offer, would you pay for another valuation for them? Is this still working out 'cheaper'?

    Difference between surveys was £10k? Hmmm... typo, or yep you definitely were ripped off ;)
