Need to sell house quickly

Hi all.

Quick potted history:
After sturggling with debts and bad health, I was finally made redundant earlier in the year. We already had our house on the market with a view to downsizing. It's been on the market exactly 1yr. There's nothing wrong with the house. It's structurally sound, uncluttered, decorated in neatrual colours, etc. But it just won't budge.

We are now at the point where we are unable to pay the mortgage in full each month and NRAM are about to take us to court. If we could sell the house, many of our problems would be resolved.

So I'm not thinking of alternative methods of selling the house. I see that we have three options.

Reduce the price considerably
Take it to Auction
Use a 'Quick Sale' Company.

So my question is mainly based around the last option. On the face of it, selling to these Quick Sale companies is the easiest option and we are at the point where we can let go of the extra fees. But for some reason I feel like it's 'a bit dodgy'.

Can anyone offer me some advice on this method of selling a house. Are there better or worse companies to go with? Is it just a case of finding the best offer with the lowest fee?

    You'll get less money than you expect i think with a quick sell.

    Can you sell it for enough cash with them?

    Auction - but when is the next one in your area?
  • Would selling your house solve all your problems?

    We're currently in ther process of buying a repossession. We know that the last owners had it up for sale and had an offer for around £40k more than we're buying the house for (well above its value at the time). They declined this though despite it being a fantastic offer. We think they may have declined it because they knew that if they were repsossed they would be well up the list for a council house (with 4 kids they'd probably get something better than they had) where as if they'd accepted and paid off their mortgage they wouldn't have been seen as so needy by the council. Just a thought..

    I can't fathom why people think quick sale companies are better than simply dropping the price and letting it go to someone who wants a bit of a bargain but isn't out to fleece you entirely, like the quick sale companies.

    Go and get a price off one of these firms and then ask your Estate to pull their finger out and change your price to "Offers Over" the amount the quick sale people will give you and see how quickly your house will go then. Make sure they properly qualify your buyer, make sure you respond to solicitor's requests quickly and there's no reason why you couldn't be out of there with a better amount of money in six weeks.

    Have you got a link to your house, see what kind of price we think might help it sell?

    The quick sale companies aren't going to offer you 70% of your asking price. They will offer you 70% of the price that a normal buyer would snap it up for. The house is clearly overpriced and you are seriously doing yourselves a financial dis-service if you choose one of these companies.

    How many viewings have you had? How many offers?

    every thing sells at the right price, its possibly a lot less than u have it on the market for and around the same price as a quick sale company or builder would offer,between 70-75%of the forced sale price if your lucky, the choice is yours however good luck desperate times are coming to us all if one believes the papers etc.
