    And your sold prices. March 2007 being the very peak of the market. 2005 might be more akin to now, but it's clear that a) there ain't much for sale in Hebden Bridge and b) the stuff that is for sale is, on the whole, not selling.

    Back to the OP, did you find out the vendor's situation? Are they keen to move, found elsewhere etc? What's your budget?
    What is that house worth to you? 120-125k?

  • The vendor is chain free. Lives in France I think. There are two house mates living in the property (very lovely people) who don't have a contract as they are friends of the vendor.

    We can afford it even at this price but as first time buyers we are weary of being sucked in and ripped off :o

    I know what people say about it being a home but if we pay over the odds we have as good as wiped out our hard earned deposit.

    Go in at 120 to finish off at 127 if you must. If you like it enough and willing to stay there for a while don't worry about it. The right price for it is what is worth to you in the end.
  • According to Land registry, prices in west Yorkshire are now back at Dec 2004 / Jan 2005 levels.

    No 4 sold Feb 2005 at £105k. Are they similar houses to use this as a comparitor?
  • dont know the are at all, but would agree go in low due to state of the market in general.

    for what its worth, looks like a very sweet house, and love the look of it from outside (plus the views) but take your point about the parking.

    We had a house not dissimilar to this in Wilsden and to be totally honest, the proximity to the neighbours and the parking put us right off living there for good. We moved out after 9 months (was only rented). Think long and hard about what would happen in bad weather for a start. We had a rotten winter while we lived there and parking wasn't just tricky, it was downright dangerous. Even walking on ice on that road would be treacherous to say the least so imagine trying to reverse park up there (easier to get out of the bottom of the street if you're looking forward instead of attempting to reverse out of a junction)

    I know it's a nice house, but being in this area ourselves we looked and looked, and that kind of house was crossed off our list straight away.
    Yaaay, I finally conned a man into making a honest woman of me. Even more shocking is that I can put the words "Happily" and "Married" into the same sentence and not have life insurance on my mind when I say it ;-)

    Think I'd go in at £110 to test the water, prepared to rise to £115 and stick to it. If they know you mean business, they're more likely to accept your top offer as exactly that, if you sound as if you could go higher, the agent will advise thus, and try to push you up.
    I ave a dodgy H, so sometimes I will sound dead common, on occasion dead stupid and rarely, pig ignorant. Sometimes I may be these things, but I will always blame it on my dodgy H.

    Sorry, I'm a bit of a grumble weed today, no offence intended ... well it might be, but I'll be sorry.
