Splitting a bedroom?

I am considering splitting the top floor of my house into 2 bedrooms so that my children don't have to share, one child is a poor sleeper and keeps the other one awake so she is miserable and sleepy during the day. At the moment they are in a double room on the middle floor and the top floor consists of the master bedroom and en-suite. I could split this into two single rooms and a small bathroom and we could go into their old bedroom.
The only issue is that this is not my 'forever' house and if I spend money redoing the top floor I don't want to lose out on buyers later when I can afford to move. The house is a townhouse with 3 floors which means the living space on the bottom floor is not very big, just a living room and kitchen diner. Middle floor has one single room, one double and a bathroom. I have 3 children, 1 boy and 2 girls. Would 4 bedrooms in a house this size seem excessive? Would the loss of an en-suite master bedroom devalue the house? I live in an area that is reasonably priced and popular with young families.

You don't say how old your children are but if they are young couldn't you put the poor sleeper in the single room and leave the other two in the double . I do think losing the en-suite master will make a difference to the sale of the house to be honest.#6 of the SKI-ers Club :j

my BIL has a two bedroom house and has split one bedroom for the boy and the girl.
only one window so the wall divides the window.
ps.
its just a temp stud wall so can be easy removed when the times comes to sell.Get some gorm.0 -
Thanks guys if I was going to do it I would do it 'properly' as such, there are two windows front and back of the house so it would be a case of building walls and an extra light fitting, radiator, doors etc. The oldest child is almost 5 so they could share boy/girl still but i don't know if that would be any better TBH!0

My daughter did the same as ormus BIL, that is put up a stud wall with a shared window , it worked fine for their 3 boys and now the oldest has left home the two younger boys have a room each so they've actually used that extra room for nearly 10yrs but they are in a council property.. if you are intending on moving anyway whats the point in going to all that trouble and expense when a simple stud wall would work just as well and is simply reversed when you want to move. They did put in a door and ran an extra light fitting but its all simply removed .#6 of the SKI-ers Club :j

We also put in a stud wall in the old house, running electrics in was easy and a small wall electric rad in there. It was all removable when we moved out.0
