Removal of name on mortgage & deeds.

If you pay a mortgage with two persons named on it, on your own, can you after 6 months have the other name taken of?

    Six months is irrelevant.

    You can approach the lender who will determine if you can afford to take on the mortgage alone. Subject to status, income etc. If you can, it will provide you written agreement and you'll be referred to a solicitor for a transfer of equity to be completed.

    There will be fees and costs for you to cover and the individual being taken off must agree in writing to the change.

    I say 6 months because I have the forms through to do it, on the check list it says "If you have been supporting this mortgage for 6 months on your own, please provide 6 months bank statements so we can take this into consideration". ?

    Your opening question and your later post don't necessarily agree.

    The lender is indicating it may take into account payments made over that six month period, but this does not confer an entitlement, nor does it over-ride the lender's right to vet the application and to revisit income and credit worthiness before it takes a borrower out of the agreement.

    You can by all means apply for the Transfer of Equity and supply the supporting documentation, but if you fall outside the lender's affordability criteria I'd expect your request to be declined, even if you have had no alternative but to meet the payments alone for the last six months.

    As mentioned, without the agreement of the other joint borrower, the T of E cannot proceed regardless.
