Home buyer company

Hi,
I'm looking to make a quick sale on my home and decided to look into these companies that say they buy your property for X% of the value no mater the condition or location.
Example:
sell-quick.co.uk
nationalhomebuyers.co.uk
For me in my position, these deals seem awfully to good to be true.
Now my question is are their any big catches? Large fees involved or do they under cut the market price by thousand percent or something? These sorts of companies obviously want to make money somewhere.
Although I really just need to sell, I don't want to cut my throat neither.
Can anyone advice or had experience with such companies?
Thanks
Sam

We get tonnes of these threads daily/weekly. They'll offer you around 60-75%+ of what your property's worth. Just reduce the price with an EA.

Look back through the threads or use Search. As was said, there's a new thread on this every few days.
Main minus points that I've gathered -
They offer low, then when you're ready to complete, they reduce offer even further.
They take upfront non-refundable fees
etc etc0
