Of course the central heating will add value to your asset and should ensure your product is more attractive to consumers therefore attracting better quality/longer term tenents or potentialy higher rental.

Did you totally miss the part where they rented us a property they want to chop in half and turf us out off knowing we have young kids and needed somewhere to settle? Or the part where they delayed the planning application so we wouldnt find out? They were also quite happy to let us tart the place up, lay wood flooring (already done the dining room) and make the place our home on the basis we would be a long term tenant knowing full well we would have to leave.
Incidentally, I haven't said a cross word them at all and not treated them disrespectfull as I would have to name them in this public forum to be doing that.

this thread is a classic one - after reading the opening post i wanted to shout "go talk to them" - as i often do !!!
So many folks come here and give us a situation, then dont talk to the only people who can make that situation change, then make all sorts of assumptions, we then make even more assumptions and the whole thing goes off half-baked into the realms of fantasy,
No-one is forcing anyone to move out. It would seem that no one knows what the plans say or where the new house will be built - has the OP gone to the council planning department and had a look ? Has the OP spoken to the LL or LA ? If not why not ? Or have you just come here for a rant ? (Thats ok if you have btw).
Find out the facts first, then you are in a position to really comment on the situation and your options.

(Large end house/large garden) You said that you found out before you signed the contract, but still signed?
You also say that they want to turf you out.
How do you know that they delayed the planning application, Did the local authority say that to you, have you seen the plans?

As well as 'scum' landlords, there are 'scum' tenants - it's an occupational hazard of being a landlord, as is being turfed out after six months an occupational hazard of being a tenant.
If an individual needs long term security look to Council, HA or buying. There isn't enough Council & HA stock but that's a political issue.
The OP is peeved that the landlord is looking for pp. Why ? It's the landlords property and they have contracted with the OP for six months only. After that they can sell, renew, burn it down, whatever - it's their property and their choice. I understand the OP was looking to stay there longer ( without any changes taking place ) but this wasn't the signed deal - the deal was a six month AST.
The OP feels misled by the landlord & letting agent. The landlord is following a long term strategy with the property ( enhanced value or future building intent ) neither of which will impact on the six months it's rented out. The letting agent may well have been circumspect with the truth, and this is not a defence, but what 'seller' whether it's an estate agent or carpet salesman always tells the whole truth - they'll often say anything to get a sale.0 -
i have just realised that you have not moved in yet - in that case why not go back to the LA and say that you feel you were misled, in view of the fact that there will not be the garden you had hoped for, and can they find another property for you, and please will they ask the landlord to reimburse you for the flooring. But this does involve talking to them !!!!!!!0

I think we do need to cut the OP some slack here and allow them some opportunity for a bit of a rant.
Clearly the OP has made some mistakes and perhapes placed too much trust in what the LL probably only considers to be a very short business relationship (6mths AST).
I'm sure the OP will be talking to both the agent/LL in a civilised way and put a good case forward for resolution.
I do suspect that nullification of the contract to be best allround course and that is probably going to incur jyonda some financial cost.0 -

I dont want to get into the fray of this but would like to point out that most lenders insist on a max 6 month tenancy agreement and not longer term ones, just in case they have to take over the property.......
Talk to your Landlord tomorrow and find out about their plans. Maybe they will let you off the hook and you can go look elsewhere. Choose a terraced this time though

I bow to your superior knowledge. I never claim to be an expert and do not consider that I judge and moralise. I may be wrong so please, feel free to re-read this thread and pm me the details of my judging and moralising.
Back to the thread, your options are:
1. Do nothing - move in and consider your next move when something actually happens.
2. Ask the LL what his mid to long term intentions are with the property (including the garden and garage).
3. Request that the contract be made null and void due to 'misunderstandings'. He should reimburse your deposit in full (but not everyone thinks that laminate floors are improvements). He may withhold rent until a new tenant can be found but he must try to find a new tenant.
When I buy a house, my solicitor does a search to identify things such as this - and worse. Maybe tenants should do the same.
