Selling land in Barbados

My parents own a piece of land in Barbados which they purchased over 30 years ago. The land owner ran off with the deeds but my tenacious Mother managed to track him down some years ago.
Neither have any plans to live in Barbados.

The land is in Ocean City overlooking the sea which is quite rocky and rugged - the reason my Mother does not want to live there. I think there may be one or two houses/land in front of them.

They don't want to use a firm incase they get ripped off/ taken advantage of and have ask me for help. God Willing will try to go over there next year to set wheels in motion.

Has anyone done this? where do I start. I know dealing with their official departments can be time consuming so need to go with the right info and paperwork.

In particular do the Barbados Government charge tax on the money and the Brit Government once its transferred??

.. On another note my Grandfather owned land across Barbados but died without leaving a will how could I go about finding where they are.

Thanks
