Renting a property and have a CCJ

Am looking to rent a private property as the one I am currently in is owned by my mother and she is now looking to sell the house. I have a couple of CCj's which are getting paid but am I still able to rent a property having these CCJ's. Am I going to be penalised for this. Myself and my husband can afford the rent. Would it work if they asked for more deposit up front? Does anybody know the answer to this I would be very grateful. Thanks.

The land lord is likely to want 6 months or more rent in advance or you could use your mother as a guarantor if she is in a good financial position.0 -
Yes, you are going to be penalised by having CCJs. A lot of landlords will now not touch you with a barge-pole. Be honest and up-front about your poor credit-history, provide proof that you can afford whatever the rent is and be prepared to pay a larger deposit or six months rent in advance. Or both.0

You would fail the credit check, so rather than cough up fees then fail, it's best to be honest upfront, and offer to pay 6 months in advance.
Alternatively, you could find a LL that doesn't use an agency that won't do a credit check, but they will probably want some sort of reference.Should've = Should HAVE (not 'of')

If your husband has a clean file they may overlook yours, or offer to name you as a "permitted occupant" rather than tenant. Of course this depends on him having sufficient income to pass whatever affordability criteria they use on his own.
But as said above, be up front with the LL or LA and they should let you know the score.Do you not know that a man is not dead while his name is still spoken?

Few sensible landlords will be willing to take the risk. If you have a history of not paying bills/debts and had to be taken to court most landlords will treat you with suspicion.
A bigger deposit might work with some landlords - not me. I'd never take more than 2 months rnet as a deposit as a deposit more than that gives you extra rights. And anyway, whay guarantee would 3/4 months deposit offer? Not much if you fail to pay the rent for 6 months! Plus even if the deposit DID cover any renet arrears, it's all hastle and stress. No thanks.
A guarantor is a better solution - provided the guarantor has assets (job, own home etc) AND a clan credit history.
Having said all that, other landlords may take a different view.0
