I am now of opinion that if she wants to move, she can do it the honorable way but i'm not going to apply for a possession order, courts and bailiffs. ............
IMHO unwise: When notice (either S21 or S8) expires then take action just-in-case council do not rehouse her: Why would a council want such a terrible person with her history as a tenant?? Speaking as a taxpayer/council-taxpayer I'd be against it.. AFAIK Human rights has not been tested re. Pets but OFT have ruled that blanket refusal is "unfair" and are happy with a clause such as that above..
If you are seen to take no action she'll likely keep on mis-behaveing...
Pets: The safe clause is "No pets without LL's written prior approval which will not be unreasonably withheld". (Contrast 3x incontinent rotties with personality disorders vs. one stick insect..). It's never the dog's fault, always the owner IMHO..0 -
OP, as I said in my earlier post, many councils will not rehome tenants unless they are evicted. Therefore, if you suspect tenant is seeking council accommodation, you MUST evict her! If she presents herself as voluntartily homeless, most council's will just shut the door in her face. Unless you evict her, she will stay!0

That looks like a pragmatic solution. Hope the HB starts to come through regularly in due course.
As it's obviously going to cost you to do up the house at some point (unless you sell at auction or at a reduced price 'as seen'), and as you're in financial difficulty, you might as well wait.... providing the rent does start to come through!0
