As per a suggestion in my previous thread would anyone mind having a look at my rightmove listing to see if they think it could be improved?

Here it is...

Thank you everyone

    Hi Helen

If im honest with you it seems like the agent you have chosen have the cheapest of the cheap camera. It doesn't show your property in its best light. An agent that had a decent wide angled camera would have presented the pictures in a much better manor, but not a lot you can do about that now.

The main thing is that if your pricing is correct, you will get people through the door which is the ultimate thing.

Also, does the agent not carry out floorplans? As a lot of people now dismiss properties if they dont have one.

Well, first off, it's very small. A master bedroom of 12'7"x8'4" is really only just a double, surely.

    Spelling errors:

Set in an extremely sort after location (cringe)

    benefiting

tiling to principle areas, (mentioned twice - spelt wrong)

    This doesn't even make sense:

Located in a cul-de-sac location and benefiting from a garage in a block this property is a one off in the market and the vendor has also found so is extremely motivated.

He really needs some English lessons!

'Two double bedrooms' in the description - well, I'm not sure I'd call that 2nd bedroom a double. I can see you've squeezed a double bed in, and I suppose it does have a built in wardrobe, but I'm really not sure I'd call it a double.

One end of main bedroom's fine, other end is cluttered.

Lounge needs decluttering too (don't really need to see a Kleenex box on the table between the TV and sofa lol).

The spiral staircase would put me off, especially as it comes off the lounge.

The details don't mention grass. Looks like you have some sort of lawn (looks full of weeds - really not a good pic!). Kitchen's horrendously cluttered and I'd say needs updating. Pine cladding will put some off. Could you at least paint it white?

Front of house pic is fine.

Hope that's not too harsh! Just my opinions...

To be honest I think they're OK - they do give a good idea of what you house is like. I've seen alot worse!

They're not bad enough to put anyone off viewing and that's the main thing.

The fact that the Estate Agents English is terrible would put me off.

And what does "and the vendor has also found so is extremely motivated" mean?
Turning our clutter to top up our house deposit: £3000/£303.05 we're on our way!

Not to put you off viewing - but I'm afraid the kitchen would put me off viewing, and the sizes (have already mentioned the staircase) - not the presentation - that's just a way of improving the house in order to sell. There are obviously compromises on size, so the house needs to be shown at its best, IMO.

I don't know how similar it is to your house but number 6 Kennet Close (a terraced house) sold in April 2011 for £117,000

Thanks for your comments so far. We have done a lot of decluttering but unfortunately the photographs were taken before that so we perhaps should get them re-done. We have thought about removing/painting the cladding in the kitchen so that could be a job for this weekend!

We have had a floorplan done so will phone to get this put on RM and address the spelling mistakes.

6 Kennet Close is a one bed house.

    Thanks again

I thought it meant "vendor has found another house therefore desperate to move out and willing to accept a really low offer"

As said above looks cluttered, kitchen looks very dated with the pine - how easy to remove and paint the walls. The boiler is prominent in the photo too and also looks old. A different angle may help.

Even with the other house being a 1 bed, your price seems to be a lot higher than the difference I would expect for going upto a 2 bed. £38k more and a 1 third price increase. I would have thought a price more in the region of £145 tops would be comparable, and even then would expect yours to be in top condition.

The photo of the double bed squeezed into the small room and the feature wall all make the room look very small in the photo - Id consider painting over the paper in that room.

The garden looks over grown and a bit small. A good tidy up and trim back will make it look bigger and more appealing.

Nice looking house over all but a few fairly small changes would help a lot.
