Ending a tenancy agreement

We went onto a rolling periodic tenancy agreement, which requires us to give one months notice to move out on the 27th. We're purchasing a house and whilst we would like it to happen asap (i.e. within the next month) we have to give our notice today for that to happen.

Has anyone experienced any flexibility with this? i.e. the letting agent/landlord being ok with a few days less than 1 months notice, or altering the arrangement so we can stay in for a few extra weeks rather than terminate on the 27th sept?

Any help would be greatly appreciated. We're literally waiting for the green light from the EA to proceed towards exchange.

    We're in a similar situation, renting on a rolling monthly agreement. Our rent due date is 9th of the month so we have to give notice by the 8th of August to leave by 8th September. We're also about to exchange on our purchase but I won't give formal notice to the landlord until contracts have actually been exchanged. We're aiming for completion on the 12th, and moving in on the 19th. It gives us time to get our new home ready and also a couple of weeks to empty and clean our rented house ready for inspection. I'm hoping to pay the final month's rent in August then start paying the mortgage in September. I'd budgeted for an overlap anyway and I'd rather exchange and complete on our new house as soon as possible!

    Our landlords seem quite nice but they have several investment properties and I get the impression that it all comes down to money. You can only ask your LA/LL if they would be flexible over dates but I suspect that they will want you to pay the correct amount of rent.

    Don't give notice on your rented place until you have exchanged contracts on the new place. If necessary, delay completion until your notice has nearly expired.

    It is all down to agreement between you and the landlord. Landlords are often more flexible than letting agents, so talk direct if you can.

    it also helps to give informal warning upfront so it doesn't come out of the blue to the LL. Let him know you're trying to buy, can't say yet when you'll be leaving, but wanted him to be prepared. He's then more likely to be flexible about a tenancy early surrender (or even a few days extension on a rent period).

    If you DO agree a date other than the official Notice period to end it, get the agreement confirmed in writing.

    Even if you've given notice but then don't go LL still needs possesion order from court + bailiffs to get you out.. probably couple of months...

    However, I agree, only give notice on exchange.


    You could try fore-warning LL if you have a decent relationship - he might then be prepared to be flexible on dates??
