Landlady Dragging her heals

Hello all

Just after some advice, moved out of a rented property on the 12/6/11 after 2yrs. I was all done through Sequence properties, since that time the landlady still hasn't released our deposit (£1000). She told us that the carpet in the hallway needed redoing (fitted badly and Dyson hoover threaded it a bit), also that the lino in the kitchen needed redoing (I hold my hands up to this one, don't try moving a a fridge freezer on your own, it may snag a bit). She told us she would get some quotes and still nothing has arrived, we have left 12 messages now and still no response.

Any advice???

    Can you & Landlady prove the condition of the property (inventory, photos..) at start & end of tenancy??

    Have you written (calm, polite.., keep copy) letter to agents and Landlady requesting deposit

    In addition to the other questions, please tell us how old d'you think the carpet/lino was when you moved in? Was it obviously brand new, or was it showing signs of wear, or was it on its last legs?
