New build discounts? %%%%%%

I have my eye on a house in a new build/conversion development of just 6 houses. One sold off plan and the other five are up for grabs.

Four had been reserved but have all falen through in the last week and I am hoping that has made the develper vulnerable to an offer.


They are offering part ex and (my place is just 35% of the value of the new build) and after the part ex I am a cash buyer,so no morgage to be declined either.

The place is finished except for flooring and redecorating (they have been using it as the canteen for the buildwers and security) but to be frank I would rather do the finishing myself as bits of their finishing don't look great and this development is a long way from any of their other developments so they don't have their own staff on site or handy to sort things out.

I wondered what % might be feasibly obtained, given that it is likely they will be taking my house in part ex I was minded to offer a completion in 2 weeks and to take it as it is unfinished for a decent discount. I thougght a cheeky offer of 80% of the asking price was an good opening offer?

I have checked the developers year end date as advised (October as far as I can tell).

    I looked at new builds in March and April. One place that took my fancy was in Weston Super Mare.

    Anyway went to view twice the second time with measurements of my Superking bed. Unfortunately it wouldn't and I told the negotiator...surprisingly her response was to knock £20k off of the asking price.

    When I advised her that price wasn't an issue she offered another £5k off (so I'd consider getting a smaller bed!). This was in April (and to my knowledge not the end of anyone's financial year).

    The mistake that some people make (dare I say it particularly the female of the species) is that they make it clear they have fallen in love with a place...that then kills any negotiating on price.

    Be friendly and pleasant but try to find faults, like:

    1) The garage is too small
    2) The kitchen won't take an American style fridge freezer
    3) You can't build a conservatory on the back
    4) The garden is overlooked/too small
    5) One of the bedrooms is a little small

    And you will find that the negotiator will try to use the only things in their armoury...the major one being price
