hi, me and my girlfreind are unfortunately splitting up, i have agreed she can buy me out of the house if she can afford to as it will make the process quicker and we wont need to worry about estate agents etc.
she is talking about getting a loan to cover my deposit and i was wondering if there is anyway around this?
for instance we put down a 25% deposit, could she rebuy the house with only a 10% mortgage leaving money spare to buy me out?

Will the mortgage co let her buy you out? She'll get up to around 4x salary - presuming there've not been any financial problems in the time you've both owned it.
It's not a case of her 'affording it', it's what the bank says she can have.
Do you mean a 10% deposit? I'm a bit confused. Are you on a fixed rate/mortgage deal? There would probably be penalties if she was changing that. A 10% deposit over a 25% deposit might not have been acceptable on the mortgage deal, and would not doubt put her on a worse rate.
