Transfer of Equity with money involved HELP!

Hi All,
Any advice would be hugely appreciated with this one!
I recently split with my long term partner-we bought a house together and he wants to keep this. He has taken over the payments and we have agreed the figure of £3000 for him to buy me out. He has sent me the TR1 foprm which states that ''the transferor has received the sum of £3000'' which is incorrect as I have not yet received the money. I am worried that if I sign I am effectively doing myself out of the money- I have explained that we could do a straight swap- he gives me the money and I sign the forms and give him the copies of ID etc- if this as he says is all he needs from me why is he dragging his heals?? Something seems odd to me. Surely if I sign a form saying I have received the money I lose any rights to then claim it?
Help how do people usually handle this? I can not afford a solicitor and am conscious the one drawing up the forms is acting for him????
