    That reads as though they received and signed those letters agreeing to the new term.

    If they merely received a letter, I think that you would be correct.

    jamesd & clutton, thanks, I'm surprised at that! think I've been very lucky with my landlords then, tho mostly I've never had the 1st AST renewed, so they couldn't have held me liable anyways.

    Once again, you MSE people have offered me invaluable advice - and many thanks to all those who took the time to read and contribute to this thread. Having taken all your comments on board, I am, for the forseeable future going to leave things as they are - until I actually have exchanged contracts on the new house and know for definite that I have another roof over my family's head - then I can negoitate with the managing agents/landlord about how best (for all parties) to disengage myself from this tenancy. The worst case scenario (although its pretty bad!) for me would not be having to pay £900 a month until the end of the tenancy even after I moved out, it would be having relinquished this property only to have the house purchase fall through and us having to rush into temporary accomodation or buying something unsuitable.
