commercial lease query

Hope someone can help. If there is no formal or informal commercial lease and/or tennancy agreement on a property what are the rights of the tennant? Is there a period of time after which the tennant assumes certain rights? so the tennant can not be evicted under any circumstance for example. The landlord is a limited company as is the tennant? hope there is an expert out there.

    you really need expert legal advice on this - commercial tenancy law is a very specialist area. Generally speaking tenancy agreements on commercial work more in favour of the landlord than the tenant.

    thanks clutton, and am aware of of this, however this is just a general query as this is 'in the family' as it were, and there is no dispute, or likely to ever be one. but it was just the principles if anyone knew. I was under the impression that if you had occupation for a certain number of years you assumed squatters rights or anything else for that matter. do you know anything about this?
