landlord not doing repairs

we moved into this flat in October, on the day we moved in, we noticed that the window frame in the master bedroom was rotten, so that went on the inventory.

We are still waiting now for something to be done. Aswell as this window frame there is black mould/damp on a wall in that bedroom, it's destroyed clothes and a draw in my chest of drawers (we reported this in January) and there is black mould all around the window arch of my step sons room. we have the windows open when ever we are in, and even had a dehumidifier in here in the winter, so we are doing everything we can to sort stuff.

we have had so many people coming out to look at the window, la, builders, the management company of the complex, the landlords daughter (who took pictures) but still nothing has been done to sort this. It is really starting to effect our health.

Is there anything we can do to speed the repairs up? we are looking to move, but at the moment there isn't really anything sutible.

    are you making these complaints in writing ? if so, then you should be, and should now write a letter to confirm all the complaints, the time-frame, and the visits by all the folks you mention, and ask when the repairs will be done. Changing the externals on a leashold block is difficult as it is sometimes up to the managing agent and not the landlord. However, as a last resort you could contact Environmental health.

    But first i would write a polite letter as above asking for a repairs date.

    I will write a letter to the letting agents, and drop it off tomorrow.

    Just sick of getting messed around by them, changed so many plans so we would be in when people wanted to come and see the problem. We know the management company are ok with the window being changed, they have a builder lined up, it's just the landlord who is unwilling to pay for the work to be done on their property.

    I would write to the landlord. By all means send a copy to the agents too.

    As it's been so long, yes, as clutton says be polite, but be firm too - I'd be inclined to give a deadline eg "unless we hear vack within 7 days with a firm date for the work to be undertaken we will have no option but to take further action."

    That coul be Environmental Health, or following the process outlined by Shelter for forcing repairs.

    Update on this, the landlord is claiming we did the damage ourselves, which would be pretty impressive since it was noted on the inventory the day we moved in.

    We now have someone from the council coming out too look at it, and do a flat insepection. If the landlord serves us with notice, the council have said they will help us to move.
