i have viewed a house listed for 205k .....
a similar house very close to the one i viewed has sold for 205k in feb 2011..... except that the sold one has 80 feet garden & a detached garage compared to a 40 ft garden in the one i viewed, there isn't much difference
the house i have seen has a conservatory though.....
given the differences in garage, garden size , conservatory how much do you think is a realistic expectation on this one?
also, i have read a lot of posts on offer price should be 5 to 10% lower than asking price etc..... on a casual chat, i am told that the answer is a big NO if the offer is not at least 190? given the recent sale and the fact that similar houses in the same area have been selling in the 200+ range (source:zoopla), is that a genuine statement? would something like 191 or 192 be a good deal?

I would have thought that if one sold for £205, and this has the benefit of a conservatory, then it would be worth a bit more.

I feel anything upto 195 is a good deal for this one... but i am reading and hearing a lot about "not getting at least 10% off list price is not a good deal".... i personally dont believe there can be such a standard "buffer" in all list prices.... but looking for advice
wouldn't having a 80 feet garden as compared to 40 feet garden and a detached garage not contribute to the extra price paid for the sold property? Or is garden seen as a liability?

Do more research than some would do buying a ipod...go to all the sites available and find out sold prices for the area over the last five years..find out how long house has been on the market ect find out what the local market is like and how long is it taking to sell...most of this imformation is available on

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
Are you buying a house or a deal?
In the grand scheme of things I don't think it's worth faffing about for a possible 'saving'.
Get it bought at a few grand under the asking price and concentrate on enjoying living there.0 -
thanks geoffky.... i do not have propertybee now as for some reason this computer would not let me install.... am getting my personal laptop back in a couple of days and the first thing to do is to install property bee
i have been researching on zoopla, rightmove, findaproperty, propertysnake etc and except for properties needing update or refurbishment, i cannot find anything less than 200k in the nearby area which is ready to move in....
this property has been on the market for 2 months now and price reduced once already.... owners want quick sale as they want to move to a bigger property.....
will check out home.co.uk also in the meantime......0 -
I would not get hung up on asking price. Some people price realistically, some don't. Offer what you would be happy paying.Debt free 4th April 2007.

As others said do your research and research hard. The reason I say this is that asking prices are a 33% higher than selling prices. Even rightmove has launched a video campaign complaining about asking prices being over inflated.
Last week the Telegraph or Independent recomended buyers to offer 16% below asking price due to this reason.
So maybe £175 -180k:exclamatiScams - Shared Equity, Shared Ownership, Newbuy, Firstbuy and Help to Buy.

OP listen to Emmzi, don't listen to brit1234, there is no blanket figure you should offer, each house/sale is different, just decide on what you think it's worth
