Estate Agents Hidden Agenda??

I have instructed what seems to be the best of the worst EA's in my area to sell my house - unfortunately they all seem to exaggerate the truth but reluctantly these ones are tenacious for a sale.
Anyway, they have gone in and taken photo's and had the ad up on rightmove and all the major sites within days. Their minimum fees is 2% on the value of the selling price.
I have asked them several times to send me a contract but have given up. I had been previously advertised the property myself on Gumtree.
If I find a buyer through that site the EA will obviously not get a penny as I have not signed anything.
In 3 weeks they have got 7 people through the door and 1 silly offer. So they are doing something.
However they are are a big chain why would they not make sure they have me signed me up. Am I missing something here??

Well, given that you have undertaken some marketing yourself, you should protect your position by writing to them, telling them what you understand the contract to be, and let them argue with you, rather than you argue with them.pennypinching77 wrote: ».... Just to clarify - this estate agent sent me a letter saying IF I decided to go with them what they would charge me their minimum fee and extra if on with another agent.
Would me advertising on Gumtree be classed as using another agent. Would they still be able to insist on a fee even if I did write informing them of this.
The date of my advert was at least a week before I instructed them so the site has dated it.
Would I now need to inform them of the details of interested parties from my site as soon as I get them? I have not linked in the estate agents ads but have used my own photos/info etc
