    Since we have been property hunting for our son I have been watching "Help! My House Is Falling Down". Its compulsive viewing and I'm sure I've learnt a lot. The main thing is everything costs more than the original quote of course its your fault for not factoring something in! If only I were a builder ;)

    Don't let your heart rule your head like our son is doing. I must encourage him to read these posts.

    It's good that you don't want to mess others about or even appear to do so, but buying a house is a business transaction, and for most of us one of the biggest and most stressful transactions that you ever make.

    Far better to have someone think badly of you than to buy a lemon. Especially if you politely explain your (perfectly rational from what I can see) reasons for possibly backing out and they choose to get upset, that is their problem not yours.
