Your contract is with the landlord through the Letting Agent.

I would not be chasing the plumber, i would be chasing the landlord.
  • Your LL should organise a second opinion from a different engineer, it certainly smells a bit fishy. Does the boiler heat your water too? Our carbon monoxide detectors went off back in March and the engineer confirmed there was carbon monoxide leaking from the boiler but all it needed was seals replacing and it was fine, this is a 12 year old boiler too, they only usually condemn a boiler if the parts are obsolete. Im assuming the engineer checked it with his carbon monoxide detector and declared it unsafe to use until it had been repaired? Your LL should get a different Gas safety approved engineer out to check and or repair it,if he appears to be doing nothing then complain to Enviromental Health.

Write (yes, write, keep copy) to Landlord, copy agent, listing in a calm & polite way all problems with house & asking when they will be fixed.

Expect section 21 notice if you seriously p""" off Landlord or agent.

If no sensible response in a day or so contact environmental health and confirm all further communication in writing to all parties.

    Cheers

My neighbours recently reported a problem with their boiler going off. This was in the morning. The workman turned up at 10pm at night. They didn't answer mainly cos they were asleep.

They might have easily been at work or out though. For an emergency I'd have said any time was ok - the sooner the better - but for standard work 9pm at night isn't really on.
