I agree an indemnity policy is " a poss solution to their timescale problem ".

But the OP deserves to understand the risks involved with this. If the OP thought "Oh, got insurance - that's OK then" without understanding how it works (or doesn't work), how can the OP decide " if they are willing to take a chance "......?

Naturally I would expect their conveyencer to give them the guidance and local area knowledge, to advise if the risks of a return adverse search are minimal or more substantial. Indeed, any pch of a local search indemnity policy is through a Sol/Conveyencer - so naturally one would only be pchd if the adviser was comfortable with this.

Otherwise ... as already advised to the OP the only other reality, is to cancel or re-arrange their holiday. And fabulous Florida will just have to await their presence !! :p

    Hope this helps

Whether the OP chooses to effect an available policy is a matter for themselves and their Solicitor.

The solicitor also represents the lender, who may or may not accept the request. The conveyancer may also be leaving themselves open to claim under their own PPI cover. As the onus is on them to advise correctly for the circumstances of the situation.

In response to this, I would simply suggest that the OP refers to their solicitor/conveyencer whom will have full knowledge and understand the process and basis of the policy discussed.

I would also suggest to others either unfamiliar with the process discussed, or not mge professionals, to research the matter, indeed a simple google search should bring sources of info up, in order for them to fully understand the role the policy plays in modern conveyencing.

Its not a fits all, but as the OP is looking for advice on expediating searches, this naturally is the best advice that should be given to them - and I don't intend arguing why the industry uses it or its merits. I have given the OP factual info on how to possibly solve a probelm using industry tools availalbe - whether they choose, and parties choose to take this route is another matter altogether.
