Back Boiler to Combi Boiler

Hiya

Hoping someone can help me. Me and my bf are in negotiation buying a property 1 of the conditions is that they get rid of the old back boiler system and fit a combi. I've been looking up online and the £1100 they have been quoted and are willing to pay seems pretty cheap unless they are cutting corners. Can some please confirm if it is possible to fit 1 of these into a old 1950s property with back boiler in livingroom, boiler in upstairs bedroom and water tank in attic for this price? I am under the impresion all of these would have to be removed and the combi would have to have some sort of ventilation, best place kitchen on side of house which would require new pipping possibly new radiators? Thanks :D

    That seems extremely cheap.

    We had a back boiler removed a couple of years ago and replaced it with a high spec Baxi Platinum 28. We had a plumber get rid of the old and install new combi, disposed of old at a cost of £2700.00.

    I am no expert but tread very carefully!

    I remember we had four quotes varying from £2500 - £4400.

    Are you sure you have,nt misread the quote. A quote is only a quote once they have been round and seen what you have and what is needed.

    Yes it is pretty cheap. £1100 is probably just the cost of the combi

    You'd certainly have to disconnect the back boiler, hot water tank, and cold feed tank if you had a combi fitted. Removing them would probably be a good idea (although I'm not sure that it would matter that much if you had an empty plastic tank in the loft).

    Well yes the combi needs to be ventilated, so it has to go on an outside wall. Doesn't have to be the kitchen, just somewhere convenient in terms of gas and water feeds, and you can use the same radiators unless there's something wrong with them.

    And there's nothing wrong with a back boiler you know. That used to be the standard for GCH years ago and you only found combis in bedsits. But technology has now moved on, combis are sexy, and back boilers old hat, but you can still buy a new high efficiency Baxi back boiler to swap out for an old one, it just that the best combis are even more efficient. As I understand it at least.

    Not necessarily, the main requirement is that the flue can be piped to a suitable outside location. The boiler itself can be sited almost anywhere.

    You must be crazy getting such a job done by the seller of the house. It makes claims against the installer much more difficult. The installer could well be rubbing his hands with glee that the satisfaction criterion is to please a vendor who is only having the job done to get shot of the property.

    Far better to buy the house and have the job done by your own tradesman who has to do a job to please people who are actually going to live in the house.

    Aye I'm actually starting to think that myself! By the sounds of it they are just going with cheapest possible method, I've also read that if the system is not power flushed this also invalidates warranty - back to the solicitors for me on Monday!!

    I haven't actually seen the quote all I was told was a company called Gas Tech have agreed to the job for £1100. Is it possible if they are just installing a bog standard combi in the airing cupboard the current boiler is in without disposing of old boiler and back boiler?

    The radiators and everything are working there is no problems with the system, we currently live in a flat with back boiler and had no problems in 6 years. I'm getting told by everyone though to get this sorted before we make an offer including my solicitor as the system is ancient in his words and no one will touch it......

    Think I'll just keep renting :rotfl:
