New property - when to get roofers in??

Options
We have just brought a 3 storey semi-detached townhouse built in 1901. We got the full valuation and that said it was in good condition for a property its age etc but that he only observed the roof from the ground (and therefore couldn't see anything) and recommended us getting the roof inspected along with the chimney and guttering.

Is it normal/wise to get your roof 'serviced' periodically?? I.e. getting someone up there just to check it's all ticking over or is it normal to wait until there's a problem?

With having a semi I have considered asking our neighbours (who only moved in 2 years ago themselves) if they've had their roof checked and if not asking the roofers to do both at the same time and splitting the cost which I'm presuming will be cheaper than individual roofing visits - any thoughts?

if it's a slate roof then you want to have a good nose around it to make sure everything is in place and no missing slates, check the leadwork too (especially around the chimney), i would be tempted to get up there and have a look myself and if there is anything that needs addressing call someone out, you can have a look from the loft side too and see if there is any daylight coming thru

  • Normally, this is what I'd do (or rather ask a practically minded, probably male friend/relative to!!). However, it's a 3 storey property with high ceilings - not sure how high up the roof is but beyond normal ladders and I wouldn't want to ask anyone to go up there who wasn't paid to do it!!

well, just a shame to spend money you don't have to! make sure you get someone by recommendation, it'd be too easy for someone to tell you work needs doing that you're never going to see -but that's just my cynical side!

  • I have recently had a few slates replacing but roofer said I didn't need a couple replacing even though there was a thin slither of daylight coming through! He said the water won't get in even though I can see daylight. Us this right?
